What Are Your Terms and Conditions, Reservation and Cancellation Policies?
All reservations are subject to availability and confirmation. NO RESERVATION IS CONFIRMED UNTIL YOU RECEIVE AN EMAILED CONFIRMATION from us.
Stated rates exclude taxes and booking fees. You agree to the total charges set forth on your reservation confirmation. Upon booking, please make sure you receive a confirmation and PLEASE PRINT THAT CONFIRMATION AND BRING WITH YOU. Upon your arrival, the printed confirmation has your access information in the event that the host is not available to greet you at the property.
Any Changes to Reservations are subject to a $125 change fee.
All rooms are subject to a 2-night minimum stay for weekend reservations from March 1st through November 30th and Holidays. Single night, week of bookings will be considered based upon availability. All rooms must be reserved and paid in full in advance by credit card (PayPal, Visa, MasterCard, Discover and American Express are accepted). At the time of your reservation, 100% of the cost of your stay (including all applicable taxes and booking fees) will be billed to your credit card.
All cancellations/changes of confirmed reservations must be in writing and are subject to a $125 cancellation/change service charge. Reservations canceled before 15 days of arrival date shall be refunded at 100% less $125 cancellation service charge. Reservations canceled within 14 days prior to arrival date shall be refunded 50% less $100 cancellation service charge. All no shows shall not be refundable. All cancellations within 72 hours of scheduled arrival date shall be considered no shows and are non-refundable. All cancellations/changes must be in writing and emailed to info@house5863.com or faxed to House 5863, Inc. (773-856-6201) ATT: CANCELLATION/CHANGE. Cancellations or changes by telephone, post or email are effective upon receipt and only upon written confirmation by House 5863, Inc. Any reservation refunds will be made within 10 days of the end of the scheduled stay. Parking reservations are non-refundable.
There is no refund for early departure.
In the event that we must cancel your reservation, you agree to accept a refund of all amounts charged as full and final compensation.
All rates and reservations are based upon 1-2 person occupancy. Rates are subject to all applicable occupancy taxes and booking fees.
We both agree to the following agreement to arbitration: All claims and disputes arising under or relating to this agreement are to be settled by binding arbitration in the state of Illinois or another location mutually agreeable to the parties. Each party shall bear its own costs, including attorney's fees, related to arbitration. The arbitration shall be conducted on a confidential basis pursuant to the Commercial Arbitration Rules of the American Arbitration Association. Any such arbitration shall be conducted by an arbitrator experienced in the lodging industry and shall include a written record of the arbitration hearing. The parties reserve the right to object to any individual who shall be employed by or affiliated with a competing organization or entity. If arbitration is chosen by any party, neither you nor we will have the right to litigate that claim in court or have a jury trial on that claim. Further, you and we will not have the right to participate in a representative capacity or as a member of any class pertaining to any claim subject to arbitration. Arbitration procedures are generally simpler than the rules that apply in court, and discovery is more limited. The arbitrator's decisions are as enforceable as any court order and are subject to very limited review by a court. The arbitrator's decision will be final and binding. Other rights you or we would have in court may also not be available in arbitration. An award of arbitration may be confirmed in a court of competent jurisdiction. You and we will not have the right to participate in a representative capacity or as a member of any class pertaining to any claim subject to arbitration. The arbitrator's authority is limited to claims between you and us alone. Claims may not be joined or consolidated unless you and we agree in writing. An arbitration award and any judgment confirming it will apply only to the specific case and cannot be used in any other case except to enforce the award. At our sole discretion, and in lieu of arbitration, you agree to accept refund of the total amount charged to you by us as full satisfaction of any such claim or dispute.

Do You Offer Parking?
We are located in a relatively dense residential neighborhood, but street parking is usually available within a block of the property. Generally, street parking is not difficult if you arrive prior to 9pm. After 9m Parking becomes very difficult. No permit is required for street parking (but please observe street cleaning or date specific no-parking signs). We do have a garage available on a first come basis which can be reserved for $35 per night Spring/ Summer/ $45 During Fall/Winter. Please reserve parking if you know you will need parking since it is first come first serve. If you require garage parking, please make a request at the time you make your reservation under the "special requirements" section of the reservation form or simply email us at info@House5863.com. Parking reservations are non-refundable.
Are Pets Permitted?
No. Pets are not permitted in the guest rooms or common areas of the Bed & Breakfast. If needed, we can recommend several boarding options or pet "hotels" that are nearby.
Do You Have Hair Dryers?
Yes. Each room is equipped with a basic hair dryer.
Do You Have An Iron and Ironing Board?
Yes. There is an iron and ironing board available. Please alert our housekeeper and the board and iron can be placed in your room at your convenience.
Where In Chicago Are You Located?
We are located just blocks from the lakefront on the north side of Chicago in the Andersonville and Edgewater neighborhood. We are three blocks from Chicago's Red Line and near several bus routes. Via Lake Shore Drive we are just a 10-15 minute drive to downtown. We are very close to Loyola University and Northwestern University.

How Do I Get to You from the Airport?
From O'Hare Airport you can take the Blue Line to the Loop and then change trains to the Red Line. Take the Red Line north to the Thorndale stop. We are located two blocks west at Glenwood and Ardmore. Traveling via the train by this route can take 45-60 minutes. Via taxi cab, the trip takes approximately 20 minutes, depending upon the time of day and weather conditions. The CTA train costs $2.75 for a single ride trip. The cost of a taxi cab via this route is approximately $30-35.
